- The Down Payent Assistance Grant is a true grant, meaning you never need to repay it. It can be paired with other non-Virginia Housing assistance.
- Eligibility Requirements:
- Be a qualified first-time homebuyer or repeat buyer purchasing in Areas of Economic Opportunity.
- Have a bond FHA/Conventional loan from Virginia Housing.
- Have a household income within Virginia Housing's income limits (In 2025: 2 or fewer people - $90,000, 3 or more people - $103,000).
- Be within Virginia Housing's sales price/loan limits ($500,000 for 2025).
✔ Closing Costs Assistance (CCA) Grant
- This grand reduces the out-of-pocket expenses that occur during the homebuying process. It can be paried with other non-Virginia Housing grants, making buying a first home even more accessible.
- Same eligibility requirements as the Down Payment Assistance Grant
✔ Virginia Housing Plus Second Mortgage
- The Virginia Housing Plus Second Mortgage pairs an eligible Virginia Housing first mortgage with a Virgina Housing second mortgage that covers the down payment. For certain credit qualified borrowers it will cover all or a portion of the closing costs.
- This is a 30-year, fixed-rate loan with no prepayment penalty.
- Eligibility Requirements:
- Be a qualified first-time or repeat borrower
- Have a non-bond or bond FHA/Conventional or non-bond Conventional No MI loan from Virginia Housing
- Have a household income within Virginia Housing's income limits - if a first-time homebuyer does not qualify for the grant funds, this loan's higher income limits might be the right solution.
- Be within Virginia Housing's sales price/loan limits.
These programs are widely used in Christiansburg, Radford, Montgomery County, Pulaski County, Giles County, Floyd County where affordability makes qualification easier.
